We run the schedule and the trades ourselves, so you get one point of contact and a written scope that says what is included and what is not. If something changes, it is priced and agreed before the work happens.

It depends on scope, finish level and what is behind the walls. We give an itemised written estimate after a site visit rather than a phone range that turns out to be wrong. What we can tell you early is which parts of your plan carry the most cost risk.

Often yes, depending on scope. We will tell you at estimate stage which stages are genuinely disruptive, usually anything affecting water, heat or the only bathroom, and whether staying is realistic.

We tell you at estimate stage exactly who pulls what, and where a designer or engineer needs to be involved. It is written into the scope, not left as an assumption.

Changes are documented as written change orders with a price attached, agreed before the work is done. Nothing reaches your invoice that you have not signed off.
